Start with what is known about the property. Gather council and title records, warranties, invoices, consent information, insurance history and details of work completed. Give potentially material issues to the lawyer and agent rather than trying to solve disclosure questions through marketing copy.

Repair and presentation are different decisions. A safety issue, leak or incomplete consent trail may need professional investigation. Decluttering, cleaning, gardens, staging and photography help buyers understand the home, but they do not remove a defect or replace accurate information.

Use a working launch date to sequence tasks, but keep the plan recoverable. Record who owns each job, what evidence proves completion and what will instead be disclosed or left alone. Revisit the priority list if the campaign date, budget or professional advice changes.
