Work backwards from the signed settlement date. Confirm legal and lender steps, keep insurance dates aligned, prepare the property for inspection and give movers and the buyer a controlled handover.

The signed agreement and lawyer's instructions are the authority for settlement. Keep condition dates, final inspection arrangements, lender requirements, key release and possession in one dated plan, then record who will confirm each step.

Handover includes agreed chattels, keys, remotes, manuals, meter readings, cleaning and any smart-home transfer. Do not put passwords or unnecessary personal data into a buyer pack. Photograph valuable moving items and confirm what the mover's contract and insurance actually cover.

House and contents cover may not transfer automatically between properties, storage or temporary accommodation. Check start and end dates directly with the insurer. Complete address changes using the official provider or organisation rather than assuming one redirection updates every record.
