Why reputable property figures can disagree
Different publishers can measure different events. A sale-price series observes completed transactions, a valuation index models a wider housing stock, an asking-price series observes seller expectations, and rental bond data records newly lodged tenancies.
They may also use different boundaries and dates. Tauranga City, Western Bay of Plenty District and the Bay of Plenty region are not interchangeable, while a monthly result may cover different properties from a rolling quarter or year.
Read the label and methodology before comparing the direction or size of a change. Agreement between unlike measures is not required, and disagreement alone does not show that one source is unreliable.
Median sale price and average value are not interchangeable
A median sale price is the middle completed-sale price after the sample is ordered. It limits the influence of extreme prices, but it still changes when the mix of homes sold changes.
For example, imagine five hypothetical sales at $600,000, $680,000, $720,000, $790,000 and $1,210,000. The median is $720,000 and the arithmetic average is $800,000. Both calculations are correct, but they describe the same small sample differently.
A modelled average value is different again. QV explains that its House Price Index uses recent sales and property information to estimate movement across the residential stock. It is not simply the average of that month's sales and it is not a valuation for one address.
Never relabel one measure as another. Keep median sale price, average sale price, modelled average value and asking price distinct in notes, comparisons and decisions.
Sales volume changes the confidence of a result
A result based on few sales can move sharply when one unusual property enters or leaves the sample. A city-wide median also becomes less representative of a particular home when the sold mix is concentrated in other locations or property types.
Look for the sales count, coverage period and any suppression rule. If those details are unavailable, treat a large short-term movement as a signal to investigate rather than proof of a broad market shift.
Days to sell needs context
REINZ defines days to sell from listing to an unconditional agreement for properties in its dataset. It describes successful transactions, not every listing, and can be affected by pricing, property mix, campaign method and seasonality. Read it beside sales volume and comparable evidence rather than as a stand-alone verdict.
Monthly, quarterly and annual changes answer different questions
A monthly comparison can show recent movement but is vulnerable to a small or unusual sample. A rolling quarter usually smooths some noise while still responding to changing conditions.
An annual comparison reduces seasonal mismatch by comparing similar months, but it can hide a recent turn. A calendar-year result answers yet another question because it combines many market phases.
Use consistent start and end dates. Do not join a one-month Tauranga result to a year-ended Bay of Plenty figure and present the pair as one local trend.
City results can hide suburb and property differences
Tauranga's city result combines homes with different land, age, condition, tenure, views and access to services. A shift towards townhouses, premium coastal homes or new builds can change a headline even when like-for-like movement is modest.
Suburb figures can be noisy too, especially with small samples or changing boundaries. Use relevant nearby settled sales and explain differences rather than assuming a suburb average applies to an individual home.
A five-question check before trusting a headline
A statistic becomes more useful when its evidence trail survives these five questions:
- What is measured? A sale, modelled value, asking price, rent, volume or time period?
- Which place? Tauranga City, a suburb, Western Bay or the wider region?
- Which period? A month, rolling quarter, year or point in time?
- Which sample? How many records, which property types and what exclusions?
- What cannot it show? Does the source state revisions, lag, coverage or property-level limits?

Questions about property statistics
Is a median sale price the price of a typical Tauranga home?
Not necessarily. It is the middle price among the sales included for that place and period. A change in the mix of homes sold can move the median even when comparable properties have changed little.
Is an average value the same as an average sale price?
No. A value index may model the value of a wider housing stock, while a sale-price average uses only completed transactions in its sample. Check the source methodology before comparing them.
Does a shorter time to sell prove prices are rising?
No. Days to sell describes timing among completed sales. Pricing, property mix, seasonality, campaign method and the homes that did not sell can all affect the result.
Can city statistics value my property?
No. City figures provide context. A property-specific opinion needs current market conditions, relevant comparable sales and explained adjustments for the differences between those homes and yours.
